How to use this comparison

Start with the constraint that cannot be negotiated: age eligibility. If everyone who will live in the home meets the community's occupancy rule, the age-restricted communities are open to you. If not, look at Coyote Lakes or another all-ages neighborhood.

Then compare cost of ownership, not just list price. A lower-priced home in an older community can cost more over five years once you account for a roof, HVAC, plumbing and electrical work — while a higher-priced home in a gated club community may carry dues and membership costs the listing never mentions. We put those numbers side by side for the specific homes you're considering.

Finally, compare lifestyle honestly. Recreation-center club systems, on-site dining, golf access and drive time to your doctors matter more day to day than square footage.
