As a federally compliant housing-for-older-persons community, Corte Bella follows Housing for Older Persons Act (HOPA) guidelines. The recorded Declaration of Covenants, Conditions and Restrictions defines an age-qualified occupant as a person 55 or older who occupies a home, or a person 45 or older who owns and occupies a home purchased new from the developer. At all times, at least 80% of the community's homes must be occupied by at least one person 55 or older — the standard 80/20 structure that leaves a limited share of homes available to younger qualifying occupants.
The CC&Rs also limit extended stays by minors: except where required by law, no person under 19 years of age may stay overnight in a home for more than 90 days during any 12-month period. Grandchildren and family visits within that limit are permitted.
