Why a decade of data matters here

Most market reports you will find for the West Valley do one of two things: they average an entire city or zip code, or they show you the last twelve months. Neither helps you price a Sun City West patio home or decide between Sun City Grand and PebbleCreek, because active adult communities behave differently from the general resale market and differently from each other. They have their own buyer pool, their own seasonality, their own age rules, and their own inventory of floor plans that repeat by the hundreds.

Ten years of monthly history, held separately for each community, is what makes those differences visible. Six ways buyers and sellers use this data

Price a home against its own history, not the county's

A Phoenix-metro or Maricopa County average blends 4.5 million people and hundreds of submarkets. Sun City West does not move like Surprise, and Corte Bella does not move like Sun City. Because this dashboard keeps each community as its own ten-year series, you can see when your specific community peaked, where it settled, and what a normal month looks like there before you set a list price.

Separate a real shift from a seasonal one

Active adult markets in the West Valley are seasonal: winter visitors arrive, spring listings surge, summer slows. One month of data cannot tell you which is happening. Ten years of the same month, stacked, can. That is the difference between adjusting your price because the market changed and adjusting it because it is July.
