How to Choose Between Sun City, Sun City West and Sun City Grand

A practical comparison of the three largest Del Webb active adult communities in the Northwest Valley, based on home age, assessments and location.

Takeaway: The three communities are not interchangeable. Sun City buys you price, Sun City West buys you scale and self-containment, and Sun City Grand buys you newer construction near Surprise services.

Start with home age, not amenities

All three communities have strong recreation programs, so amenities rarely decide the question. Home age does. Sun City homes were built primarily from 1960 to the late 1970s. Sun City West began in the late 1970s and ran through the early 2000s. Sun City Grand was built mostly from the mid-1990s into the 2000s.

That single difference drives price, insurance, renovation budget and how much of your first two years you will spend on contractors.

Understand what you pay every year

Sun City and Sun City West are served by recreation-centers organizations funded by annual property assessments, plus preservation or transfer fees at sale. Sun City Grand is governed by a community association with its own assessment structure. Golf is a separate cost in all three.

Some subdivisions and condominium tracts inside these communities carry additional sub-association dues. Because these amounts change, we obtain the current written figures from the association for the exact address before you remove contingencies. We do not quote fees from memory.

Then weigh location against your routine

Sun City sits closest to Grand Avenue, Bell Road and Banner Boswell. Sun City West is the most self-contained — most daily errands stay inside the community. Sun City Grand puts you next to the Surprise retail corridor, Banner Del E. Webb and spring training baseball.

Buyers who also consider Corte Bella, Sun Village, Westbrook Village or PebbleCreek are usually trading community size for a gate, a club, or a shorter drive to the Loop 101.
